Flood and windstorm insurance are not automatically covered by renters insurance.
National house prices have dipped in 19 of the 20 largest metro regions, and declines in house prices are expected to continue given the 1.9 million in backlogged foreclosures. As the American economy shifts from buying to renting, with the number of renting households rising by 700,000 annually -- according to a USA Today analysis of Census data -- the number of homeowners fell by nearly 200,000 per year. Unemployment rates remain high and wages are down, which makes it more difficult for people to buy a house and prompts them to rent.
A number of studies continue to show that renting is better than owning for many Americans, with a house being a poor investment compared to renting and investing in inflation-adjusted Treasury bonds. In the paper "American Dream or American Obsession?," Wenli Li and Fang Yang from the Philadelphia Federal Reserve Bank concluded that the "adjusted real rate of return on housing actually falls below zero," and the national rate of return for homeownership between 1975 and 2009 was 1.3 percent, below the 3.375 percent return for stocks.
Home ownership translates into less money available for investment and owning a house limits mobility should a new job opportunity arise elsewhere. Some economists have even suggested that high home ownership rates correlate to high unemployment rates. Declines in house prices could make it difficult to sell if the house is worth less than its mortgage. Not everyone should own a house, and the recession has helped eliminate some of the stigma once associated with renting, now that 70 percent of Americans now agree that renting has its advantages over owning.
Article from National Multi Housing recent release
Step aside New York, Chicago, and Los Angeles. When it comes to living the good life,Raleigh has it all: from high-tech jobs to good education and economic stability.
Raleigh does not have the same cultural splendors of New York, the financial clout of Chicago, or the ethnic diversity of Los Angeles. But it does have plenty of attractive qualities of its own.
Such as its high-tech industries which have established Raleigh as an anchor of the famed Research Triangle. Then there are its high-profile universities, led by North Carolina State, which have cemented its reputation as an educational center. Also, its status as a state capital, which has brought political prominence and economic stability.
And now you can add this: Raleigh is the major metropolitan market that offers the best quality of life in the United States, according to a new study by Portfolio.com/bizjournals.
The study compared the performances of the nation's 67 biggest metropolitan areas in 20 categories. The highest scores went to well-rounded markets with healthy economies, moderate costs of living, light traffic, impressive housing stocks, and high-powered educational systems.
Raleigh earned first place, edging out two metros that are substantially larger, No. 2 Washington and No. 3 Minneapolis-St. Paul.
Several factors pushed Raleigh to the top of the list:
It’s growing at a rapid pace. No major market is expanding as rapidly as Raleigh, whose metropolitan population has increased by 37 percent since 2000.
It has a vast inventory of new homes. More than half of the places to live in the Raleigh area have been built since 1990. Las Vegas is the only other market above 50 percent for new homes.
It has an impressive supply of high-level jobs. Forty-four percent of Raleigh’s workers hold management or professional positions, surpassing all but three markets.
It has a well-educated workforce. Raleigh, at 41 percent, ranks sixth in the share of adults holding bachelor’s degrees.
Four reasons for Raleigh’s No. 1 rank are listed above. The other reasons include its large percentage of young adults and its historically low unemployment rate.
Portfolio.com/bizjournals analyzed the 67 metropolitan areas that have populations of 750,000 or more.
More than 243 twisters have flattened towns across the Midwest and the South, from Oklahoma to Virginia, since Thursday. Some areas were hit with flash floods and hail. Here are tips you can follow to stay safe before and during one of these fierce storms.
Before the Storm Tornadoes are quick-moving, fierce storms that can strike with little or no warning, and can change direction at any moment.
Know the difference between a tornado watch and a tornado warning: A tornado watch means weather conditions are right for a tornado to form in your area, whereas a tornado warning means a tornado has been sighted and may be headed for your area.
Pay Attention to Warnings
When the NWS sends out any tornado alerts or warnings, tune to the NWS radio, FEMA said. The station is dedicated to giving 24/7 updates on current weather conditions. Your local radio and TV stations will also announce NWS alerts.
Even if a tornado watch is issued for your area, stay inside and be aware of changing weather conditions.
Watch the Skies
Sometimes it's as simple as looking out your window. As long as the storm hasn't already hit, check the sky for the following danger signs:
Dark, often green sky
Large hail
Large, dark, low-lying cloud (particularly if rotating)
Strong wind that sound like a loud roar. It's often been described as similar to a freight train
During the Storm
Regarding what you should do during a tornado, your strategy could change depending on where you are. Nonetheless the Red Cross suggests having a family preparedness plan ahead of time so everyone knows what to do when a storm hits and where to meet.
If you're in a well-defined structure with sturdy walls, you should go to any pre-designated shelter if there is is one, like a storm cellar or basement. If there is no pre-designed shelter, head to the lowest floor of the building and find the most central room. Be sure to stay away from windows, doors and outside walls. If you're in a vehicle FEMA recommends getting out immediately and heading for a more secure building or storm shelter.
If you're outside and there's no shelter available, get as low as you can. Head for a ditch or land depression and cover your head. Do not go under a bridge or overpass.
One thing FEMA says not to do that could be a natural instinct for most: Do not try to outrun the twister if you're in a congested or urban area. Also, keep an eye out for flying debris.

We all need a place to call homebut even with the real estate downturn, many people continue to think that buying a home is a good investment and a way for them to build wealth. When times were good, this was not really the case for most people. Wherever you choose to live, make sure it’s for the right reasons. Owning a home can be rewarding. Renting an apartment homewith Abberly Place can also be very rewarding. Don’t just take our word for it – check out this article on Yahoo Finance – Why Your Home is not the investment you think it is. In recent months, the housing market, interest rates and the economy have been the focus of many news stories and are key issues in the political arena. Consumers have been inundated for years with visions of the American Dream and why home ownership is a great investment. As seen with the recent housing crisis, home ownership may not be right for everyone.
If you bought in Rochester, N.Y., in 1980, you would have seen only a mediocre 4% annual growth for the next 25 years.
If you bought in Dallas in 1986, as the oil boom went bust, your home wouldn’t have appreciated at all before 1998.
It is also important to look at the “net appreciation”. Most people do not subtract all of the interest paid to the banks, maintenance, decorating costs, closing costs, taxes, and insurance from the appreciation. In many cases, especially if you do not own your home for more than a few years, there is not true appreciation and in more and more cases, there is negative appreciation. Many do not realize the real financial and practical advantages HHHunt residents experience every year when they decide to rent an apartment home at one of our communities.

Have you ever heard the expression “People hear what they want to
hear?” For some reason, most people seem to immediately believe their
friends and family when they are told that they should “stop throwing
their money away on rent and buy a home”.
First of all, the majority of money that you pay towards a mortgage
is mortgage interest (especially in the first few years of a mortgage)
and all of this money goes directly to the bank (not to the principal).
On most 30 year mortgage loans, it is not until year 19 or 20 that you
are paying more towards the principal than to mortgage interest. I am a
home owner and have yet to hear anyone tell me that I “should stop
throwing all of my money away to the bank”.
Secondly, there is a lot more money “thrown away” on closing costs,
maintenance costs, insurance, property taxes, landscaping, and
decorating. For those that are continuing to choose to rent an
apartment home at Abberly Place Garner Apartment Homes
don’t be so quick to believe those well-meaning friends who tell you to
stop throwing your money away. Most of you are throwing away much less
money than those home owners and have a maintenance-free life!
But don’t take our word for it, do your own research. We’ll be right here with open arms. FacebookandTwitterare also great ways of connecting with us.
