We do have an area on our website where you can list items you want to sell. If you look under resources on AbberlyPlace.com, you will see a drop down screen that will say Community Bulletin Board. From here you can list items that you are wanting to selling (including us…we have some fantastic pieces that we have removed from our models that are practically brand new).

There is a place where you can post job opportunities, events through the area, etc. It is free and we will publicize the items for you. Take advantage of this service we offer. We want to make sure that we are constantly working on things that will make life easier for you. If you have any suggestions, feel free to let us know.

Happy August Abberly Place!

Another New Face!

Please welcome our newest Service Technician, Dustin Howard.

Dustin grew up on the outskirts of Benson, NC for most of his life. To say that he grew up working in all facets of the maintenance world would be an understatement. 

Dustin’s father was a service manager and his career took the family everywhere from NC to Florida and back. Prior to working in the multifamily industry, Dustin was laying sheet rock, building houses and doing repairs on houses. 

Dustin entered the multifamily industry and has been working in the maintenance field for the last 7 years. He holds several professional distinctions such as National Certified Pool Operator and EPA Certified (allows him to work with refrigerant and HVAC units). 

He loves what he does and it shows. When not working, Dustin’s world revolves around his 3 year old son and his fiancé. 

His pending nuptials are Spring of 2014. His other passions are hunting, fishing, sports and spending time with his family. He is thrilled to be a member of our staff and looks forward to serving and building relationships with our residents.

Renew Your Lease Today!

We know that you all get busy and sometimes things slip through the cracks. Don’t let the expiration date on your lease sneak up on you. You should get a friendly reminder from our office when it’s time to renew. 

If your lease expires in August or September and you still have not renewed, please stop by or call our office for a new lease to be sent to your door as soon as possible. 

We appreciate you choosing Abberly Place as your home and look forward to you staying for a while longer!

Renting Vs. Buying

“Should I continue to rent or should I buy a house?” Often time we hear residents say, “I could buy a house and have a lower monthly payment.” 

This is somewhat true if you are only considering the actual mortgage payment. However, few prospective owners truly appreciate and understand how expensive annual maintenance on a house can be. 

On average, you should expect to spend 1% to 2% of your house’s value annually on maintenance costs. Owning also requires a different kind of budgeting dicipline. 

You have to be prepared for the unexpected, like the Air Conditioning/Heating unit having to be replaced, plumbing issues, appliances that decide to stop working, etc. 

These are all unexpected costs that can catch a homeowner off guard. Renters, on the other hand, have the convenience of knowing exactly what their monthly housing is going to be. 

Also, if they have a maintenance issue, they can call the Service Team and have it taken care of for free!

Amenities Usage

We hope that everyone is having a great summer and enjoying some vacation time off. Summer time is always busy with parties, special occasions and guests visiting. We just want to remind you all of the rules regarding amenities at Abberly Place.

If you celebrating a birthday, wedding, graduation or any other occasion, please remember that we DO NOT allow usage of either clubhouse or pool area for these things. We do not rent them out or allow gatherings out of respect for other residents who would like to use the common areas as well. 

We have had a number of residents who have inquired and we unfortunately had to deny them. If we site a party in progress and it consists of more than the allowed guests (only 2), they we will have to ask you to end the celebration and may restrict your amenity usage. 

We ask that you please follow this rule to save yourselves and us the embarrassment. Also, some of you may have noticed that the coffee bar is not as stocked as you would like it to be and we truly apologize for that. 

We have a coffee delivery once per week and lately, we have noticed that someone is abusing the “free” coffee by taking home several K-cups at a time, even a full box. The coffee is stocked for all residents to enjoy and should be enjoyed at the RAC, one serving at a time.

It is not available to take home for later use. If you feel that you know or have seen someone taking supplies home from the RAC, please feel free to notify us at the office. 

We will continue to monitor the area and if we site someone abusing the coffee bar, we will restrict the usage of their amenities immediately.

We are happy to see all of our residents enjoying the warm weather and the pools at Abberly. It’s always a popular spot for the summer. 

We want to remind you that if you chose to use the grills, please respect others by cleaning off the cooking surface for the next person. 

Also, there are pool rules posted at each pool and we ask that you take time to read them and abide by them.

Some of the rules that we feel need to be addressed directly are:

  • No more than 2 guests (per apartment) at the pool or any of the amenities.
  • ABSOLUTELY NO GLASS containers of any kind allowed in the pool areas. If you are sited with GLASS, your amenities may be restricted indefinitely.
  • No outside music devices, such as radios, are allowed. We have music playing at the pools that is appropriate for all ages so that everyone can enjoy it. IPods and MPs players are fine with ear buds.
  • No one under the age of 16 is allowed at the pools without an adult.
  • No corn hole boards or other games are allowed inside the pool gates.

Some other rules but not all are:

  • No throwing items that could hit or hurt someone in the pool areas.
  • No pets allowed inside the pool or the pool deck areas.
  • No horseplay or running in the pool area.
  • No one allowed inside the pool areas before 10:00 a.m. and after 10:00 p.m. and the pools are closed on Mondays (most of the day) for cleaning and treatment.

Pick Up Behind Your Dog!

We have noticed a problem with residents NOT picking up behind their dogs.

We do not want it to get bad where folks can’t pick up their dog’s poop, without stepping in someone else’s.

The worst part of this is that we have doggie poop stands in several areas and people are allowing their dog to go beside the stand and still not picking it up.

Not only is this unsightly and unsanitary, it is also plain lazy, ridiculous, irresponsible and against the law.

We are encouraging all residents to watch carefully and let us know if you see anyone not picking up behind their dogs. TAKE A PICTURE OF THE GUILTY PERSON AND OR DOG AND SEND IT TO US.

Or, feel free to call and leave a message or drop us an anonymous note in the drop box, with a description of the person and/or dog and what building they walk into.

Another issue that has been brought to our attention is that some pet owners are “walking” their dogs without a leash.

This is also against the rules and against the law. Anyone seen with a dog off the leash will immediately be fined and if it occurs a second time, you will be asked to remove the dog from the community.

Everyone should remember that having a pet in the community is simply a privilege and can be taken away at any time.

If we find that you are being irresponsible with your pet, we will “evict” him or her from the community and pet fees are not refundable.

Thank you all for your help in correcting this problem and a big THANK YOU to those responsible pet owners who DO follow the rules.

Change in office hours

Communication is the key to good quality customer service. We will be holding weekly training and communication activities with the staff of Abberly Place every Monday for the first thirty minutes of the day. Our office will now open at 9:30 on Monday’s instead of 9:00. This will be an every Monday. We will be open normal hours every other day.

Water Rate Increase

The NC State Utilities Commission of Raleigh has revised the rates of water and sewer services. 

The slightly increased rates are a result of the increased cost of purchasing water and sewer service from the City of Raleigh. 

Abberly Place has no control over these increases, however we do try and notify our residents as soon as we get the information. The new rates are effective immediately and are as follows:

Monthly Administrative Fee: $7.05 per unit

Water usage charge, per 1,000 gallons $4.04 per unit
Sewer usage charge, per 1,000 gallons $5.11 per unit

Tell Us How We Are Doing

As many of you know, we have become Survey Savvy. We have a survey that we send out to people who have recently moved into Abberly, moved out of Abberly, a Service Request Survey and a general Resident Survey. 

We truly want to know what you think and how we are serving you. Our number one goal is always to achieve the highest level of Customer Service. 

Without you, our customer, we have no purpose. Your input helps us improve in needed areas or gives us ideas of new things that we can do to enhance your living experience. Please take time to go to our Resident Survey Page, and tell us how we are doing.

Air Filter Changes

The Service Team will be changing air filters in the following buildings during the month of July; Please make a note for yourselves if your building is on the list above. We ask that you kennel or secure all pets and please disarm alarm systems for that day.

We change your air filters so that your heating/air conditioning unit works more efficiently. Thank you for your cooperation.

Pressure Washing Breezeways

Our Service Team will be pressure washing breezeways in the following buildings in August. We pressure wash the breezeways and stairwells only. Patios and decks are not including in this routine cleaning. 

If you would like to clean your patio or deck area, we ask that you use a broom and a damp cloth with mild cleaning solution. Please do not dump water or cleaning products on the deck if you live on the upper levels. We do not want your below neighbors to be inconvenienced with water on their belongings. 

On the day that your breezeway is scheduled to be cleaned, we ask that you remove anything outside your front door that you do not want to get wet. 

Also, it is a good idea to place a towel at the base of your door just inside to keep water from forming a puddle inside. Thanks to all of you for helping us keep Abberly beautiful!
