Community Bulletin Board

We do have an area on our website where you can list items you want to sell. If you look under resources on AbberlyPlace.com, you will see a drop down screen that will say Community Bulletin Board. From here you can list items that you are wanting to selling (including us…we have some fantastic pieces that we have removed from our models that are practically brand new).

There is a place where you can post job opportunities, events through the area, etc. It is free and we will publicize the items for you. Take advantage of this service we offer. We want to make sure that we are constantly working on things that will make life easier for you. If you have any suggestions, feel free to let us know.

Show Gratitude On
Thanksgiving and Always

Thanksgiving is November 28th, and we want to wish all of our valued residents a very happy day. We hope that everyone will get the chance to spend time with loved ones and give thanks for all things.

We also want to say Thanks to you all for choosing Abberly Place as your home, we are very lucky to have such wonderful people to serve. Please let us know if we can do anything to make living here any better.



Leasing Office is Closed

The Abberly office will be closing at 3:00 pm on Wednesday, November 27th and will remain closed on Thursday, November 28th and Friday, November 29th in honor of the Thanksgiving Holiday. 

We will reopen on Saturday with normal business hours. If you should have any maintenance emergency, please dial 919-772-6545 and follow the instructions for emergency maintenance.

If you need to turn in keys, drop off a lease renewal or rent check, please utilize the afterhours drop off. It is a gold slot to the right of the front door.



Happy Fall Season!

It’s that time of year when pool season dwindles and we all break out the long sleeves and jackets. The leaves are changing colors and the air is crisp and refreshing. 

Now that the cooler temperatures are among us, we ask that you please turn on your heat, if you haven’t already, and make sure that it is working properly. 

Please be informed that you will usually smell a “burning” smell when you first turn on the system. This is due to dust on the interior pipes burning off and is not a danger to residents. 

If you have any concerns about your heating system, please feel free to contact our office at 919-772-6545, and we will send one of our Service Technicians out right away. We want everyone to be comfy and cozy in your homes.



Fall Landscaping Changes

As the leaves change, so do the flowers through out the community. You will notice in the next couple weeks we will be transitioning to fall/winter flowers. We will also begin aerating and over seeding through the community next week. 

Don’t be alarmed by the cork shaped plugs through out, it is a necessary process to keep everything green and pretty. We will also be touching up mulch through the community too. We love keeping Abberly Place green!



Renew Your Lease Today!

We know that you all get busy and sometimes things slip through the cracks. Don’t let the expiration date on your lease sneak up on you. You should get a friendly reminder from our office when it’s time to renew. 

If your lease expires in September or October and you still have not renewed, please stop by or call our office for a new lease to be sent to your door as soon as possible. 

We appreciate you choosing Abberly Place as your home and look forward to you staying for a while longer!

On the same note, we really want thank all of our residents who renewed their leases with us. The majority of residents whose leases expired in July and August, decided to stay and sign a new lease with us. 

We are so happy to have you here and truly appreciate you calling Abberly Place your home. We could not ask for better residents to serve! Again, a big Thanks to all!



Pressure Washing Breezeways

The Service Team will be pressure washing breezeways in the following buildings in November. We pressure wash the breezeways and stairwells only. 

Patios and decks are not including in this routine cleaning. If you would like to clean your patio or deck area, we ask that you use a broom and a damp cloth with mild cleaning solution. 

Please do not dump water or cleaning products on the deck if you live on the upper levels. We do not want your below neighbors to be inconvenienced with water on their belongings. 

On the day that your breezeway is scheduled to be cleaned, we ask that you remove anything outside your front door that you do not want to get wet. 

Also, it is a good idea to place a towel at the base of your door just inside to keep water from forming a puddle inside. Thanks to all of you for helping us keep Abberly beautiful!

Welcome Back Courtney!

She’s baaacckkk! Courtney Adams who left us not too long ago has decided to return to HH Hunt and Abberly Place as our new Account Administrator. She absolutely loves administration work and is so happy to be returning to us in this new role. Those of you that knew her prior will remember her attention to detail, her strive to be customer service eccentric, great positive attitude and warm inviting smile. If you get a chance, stop by the office to wish her a welcome back!


Pick Up The Poop

We are having an issue throughout the community with residents not picking up behind their pets. We want to remind everyone that it is very important to do this if you own a dog.

IT’S THE LAW

  • “It shall be unlawful for any person in charge of a dog to fail to remove feces deposited by the dog on publicly owned property,” (City code sec. 12-3011-B)

IT’S IN THE LEASE

  • “Pets must be “walked” away from apartment premises. The resident is responsible for cleaning up pet wastes; failure to do so will result in a $25 penalty” (Pet Addendum to the lease agreement)

IT’S THE RIGHT THING TO DO

  • “Resident agrees that if, in the opinion of the management (based on complaints) the pet becomes a nuisance, the pet must be removed or legal action will be initiated.” (Pet Addendum to the lease agreement)

We also want to thank all of our responsible pet owners for doing the right thing and picking up. If you see anyone not following the rules, please feel free to contact our office at 919-772-6545. Thanks again!


Short Term Rental Apartment

For those of you who might not know, we offer a fully furnished apartment to rent by the day. This is perfect for those out of town guests that want to come and visit for a long weekend or for the holidays.

You can also reserve this for business partners that may have to come to the Raleigh area on business. They can stay here and enjoy the convenience of the shopping center, use all of the amenities and have easy access to I40.

The apartment is a two bedroom that rents for $80/night. If you would like to reserve this, please call our office at 919-772-6545. There is no deposit required and payment is taken when you pick up the keys.


Tell Us How We Are Doing

As many of you know, we have become Survey Savvy. We have a survey that we send out to people who have recently moved into Abberly, moved out of Abberly, a Service Request Survey and a general Resident Survey. We truly want to know what you think and how we are serving you. Our number one goal is always to achieve the highest level of Customer Service. 

Without you, our customer, we have no purpose. Your input helps us improve in needed areas or gives us ideas of new things that we can do to enhance your living experience. Please take time to go to our Abberly Place Surveys, and tell us how we are doing.

The Service Team will be changing air filters in the following buildings during the month of November; Please make a note for yourselves if your building is on the list above. 

We ask that you kennel or secure all pets and please disarm alarm systems for that day.We change your air filters so that your heating/air conditioning unit works more efficiently. Thank you for your cooperation.

Rent vs. Buying

How many times have you heard “paying rent is throwing away money; I could be building equity”.

Don’t be so quick to make that assumption. During the first five years of a mortgage, more than 80% of your mortgage is interest. Remember, everyone gets as standard deduction on their taxes that sometimes is the same as interest on a mortgage payment.

Nearly one-third of all home owners move within the first five years before they start building any real equity.

Add in closing costs, higher maintenance expenses, higher utilities, taxes, insurance and realtor fees to see the house and many of us would actually SAVE money by renting instead.

Owning a home is not always a cost efficient house decision, but more of a lifestyle choice.
